Kansas Housing Market Stats – April 2025

“Home sales activity continued to decline in April,” said KAR president Jamie Sauder with Coldwell Banker Emporia Real Estate in Emporia. “Prices are continuing to rise however, due to the limited number of homes available for sale.”

April 2025 Market Highlights

  • Home sales in Kansas fell 2.1% in April 2025 compared to the same period last year. National sales fell with sales falling 2.0% over 2024.
  • Home prices continue to increase across the state. The statewide average sale price in April was $322,973 a 4.4% increase compared to last year. Midwest prices rose 3.6% and US prices rose by 1.8%.
  • Mortgage rates increased slightly. The national average commitment rate on 30-year conventional mortgage for the week ending May 16, 2025 was 6.81%. View Freddie Mac’s report.
