NAR Launches New Commercial Real Estate Demand Index

Commercial REALTORS® have a new resource for identifying where market demand may be headed next. NAR has launched its Commercial Real Estate Demand Index, a quarterly tool that tracks the economic factors driving commercial real estate demand across more than 300 U.S. metropolitan areas.

Rather than focusing only on traditional indicators like vacancy rates, rents, or leasing activity, the index looks at factors that can signal demand earlier. It tracks employment growth for the office, industrial, and retail sectors, along with population growth and migration for multifamily housing.

Each metro receives an overall score as well as scores for individual commercial sectors, making it easier to compare markets and see where economic momentum is building.

For commercial REALTORS®, the new index offers another valuable source of data for understanding market trends, advising clients, and identifying potential opportunities before they become more visible in traditional market statistics.

NAR plans to update the Commercial Real Estate Demand Index quarterly, with historical data available back to 2022.
